This website is information, not an offer
Descriptions of services on this site tell you what we generally do. They are not a quote, a contract, or a promise about your property. Any work we do for you is covered by a written quote and agreement for that specific property, and where the two differ, the written agreement is what counts.
We are not a law firm
Wiser Property Solutions LLC is a property preservation and field services company. We are not a mortgage servicer, a government agency or a public adjuster. Nothing on this site is legal advice. Pages describing HUD guidelines, investor requirements, code or insurance are written to be generally useful, and should not be relied on in place of advice from an attorney, the department that issued a notice, your servicing team or your insurer.
Code and regulatory information
HUD guidelines, investor supplements, municipal codes and their penalties all change, and they differ by jurisdiction and by investor. We work from the notice you were served, from the current code, and from the version of the guideline your team supplies, and we will always tell you to confirm anything consequential with the issuing authority. We do not accept responsibility for a decision made on the basis of a general description on this website.
Quotes and pricing
We do not publish prices, because the figure depends on the market, the scope and the volume. Work is priced against your published allowables where you have them, and as a line item bid where you do not. A quote is given in writing before work starts and holds for the work described in it. If something is found that changes the job, we tell you and re quote before continuing rather than adding it to the invoice.
Accuracy
We try to keep this site accurate and current. Sample reports are clearly marked as samples and use fictional addresses. We do not publish reviews, ratings, license numbers or insurance figures on this site, and you should treat any such claim appearing elsewhere under our name with suspicion.
